This is a rare opportunity for you as this is a private estate and I have been given special permission to guide you around the large estate and see the houses, fields and woodlands areas. It is a site for retied people to live and be part of a community and have lots of facilities available. Hence the maximum number. It will be about 4 miles and flat but we will be going slowly to take in the whole atmosphere.

They have recently opened a community cafe on the site which we can visit for a cup of tea and a cake or a beer.
